A property sale is completed when the sale deed is executed, stamped and registered with the Sub-Registrar who has jurisdiction over the property. In Haryana, stamp duty is paid electronically and registration appointments are booked online. GurugramHelp assists with drafting, stamping, the appointment and the documents needed on the day.
How is property registered in Gurugram?
The sale deed is drafted, stamp duty is paid through e-GRAS or e-stamp, and an appointment is booked with the Sub-Registrar for the property's area. The buyer, seller and witnesses appear with their IDs and documents, the deed is executed and registered, and the registered deed is returned.
Before the deed is drafted
- Check the seller's title and the chain of earlier documents
- Confirm there's no loan or charge on the property, or plan how it will be cleared
- Check the property's approvals and dues with the authority concerned
- Agree the price, payment schedule and possession date in writing
Stamp duty and registration fees
Stamp duty in Haryana depends on the property's value, using the collector rate or the agreed price, whichever applies, and on the buyer's category. Registration fees are separate. Rates change, so check them on the official portals when the deed is prepared.
Registration day
- Original IDs of the buyer, seller and witnesses
- Photographs, as required
- PAN, or Form 60 where there is no PAN
- Payment proof and the e-stamp
- Earlier title documents and NOCs, as applicable
After registration
Registration isn't the last step. Apply for mutation so the revenue records show the new owner, and update the property tax and utility records.

Common questions
Can someone register the deed on my behalf?
Yes, through a properly drawn power of attorney, though the requirements for using one in a sale are strict. Check this well before registration day.
What is the collector rate?
It is the minimum value the government sets for property in an area for stamp duty purposes. Duty is generally charged on the higher of the collector rate and the declared value.
How soon should mutation follow registration?
As soon as practical. Until the revenue record is updated, it still shows the previous owner.
